First-Time Homebuyer Programs in Mississippi: Your Road to the Keys
If you've been renting in the Jackson Metro and wondering whether owning is really possible for you, this post is for you. I don't just want to meet you when you're ready for the keys — I want to help you understand the road to get there. And in Mississippi, that road has more help along it than most people realize.
This article is general education, not loan or financial advice. Program terms change, so confirm the details with Mississippi Home Corporation and a licensed lender before making decisions.
The Help Most First-Time Buyers Never Hear About
Mississippi Home Corporation (MHC) is our state's housing finance agency, and it runs several programs designed to lower the two biggest hurdles for first-time buyers: the down payment and the monthly note.
Smart6
- A 30-year mortgage with competitive rates, usable with FHA, VA, USDA and conventional loans
- Up to $6,000 in down payment assistance at 0% interest with no monthly payment — repaid when you sell
- Open to first-time and repeat buyers with household income up to about $110,000, buying a primary residence
MRB7
- Up to $7,000 as a 10-year second mortgage at 0% interest, no monthly payments
- Forgiven after 10 years if the home stays your primary residence
- Aimed at first-time buyers, veterans and buyers in designated target areas, with income and purchase-price limits
Housing Assistance for Teachers (HAT)
- Grants up to $6,000 for down payment and closing costs
- Forgiven if you teach at least three years in a shortage-area district
- If you're an educator in Hinds, Rankin or Madison County, ask about this one first
Mortgage Credit Certificate (MCC)
- A federal tax credit worth up to 40% of your mortgage interest, capped at $2,000 per year
- You can claim it every year you live in the home — that adds up over a 30-year loan
Your Road to the Keys, Step by Step
- Check your credit early. Six to twelve months out is ideal. Small fixes — paying down cards, disputing errors — can change your rate more than waiting for the market to move.
- Talk to a lender before you shop. A pre-approval tells you your real budget and which MHC programs fit you. It costs nothing to find out.
- Budget for the whole picture. Principal, interest, taxes, insurance — and in some neighborhoods, HOA dues. I'll help you run the numbers on any home we look at.
- Shop where your life actually happens. Commute, schools, church, family. Madison, Flowood, Brandon, Pearl, Clinton, Byram and Jackson each have their own personality and price points.
- Make the offer with a strategy. Seller concessions, closing-cost help and program funds can work together. This is where having an agent in your corner pays for itself.
Frequently Asked Questions
Do I have to be a first-time buyer to get help in Mississippi?
No. Smart6 is open to repeat buyers too. "First-time" also usually means you simply haven't owned a home in the last three years.
How much do I really need saved?
Often less than you think. Between FHA's lower down payment requirement and MHC assistance, many of my buyers bring far less to closing than the 20% they feared. Your lender will give you the exact figure for your situation.
Is my credit good enough?
Minimum scores vary by loan type, and a lender can tell you exactly where you stand. If you're not there yet, that's not a no — it's a not-yet, and I can point you toward a plan.
Where do I start?
