Selling Your Home in the Jackson Metro: What to Do 90, 60 and 30 Days Before You List
The sellers who walk away happiest aren't the lucky ones — they're the prepared ones. Whether you're in Jackson, Madison, Flowood, Brandon, Pearl or Clinton, the road to a strong sale starts well before the sign goes in the yard. Here's the timeline I walk through with my sellers.
90 Days Out: See Your Home Like a Buyer
- Walk your curb. Stand across the street and look at your house the way a buyer scrolling Zillow would. First photos win or lose showings.
- Get an agent's eyes early. I do free walk-throughs months before listing. It costs nothing, and you'll know exactly which projects are worth doing — and which aren't.
- Fix what you've been living with. The dripping faucet, the cracked switch plate, the door that sticks. Small repairs read as "well cared for"; deferred ones read as "what else is wrong?"
- Start the purge. Closets, garage, attic. Buyers open every door, and half-empty closets look bigger.
60 Days Out: Make It Shine
- Deep clean or hire it out. Grout, baseboards, windows, ceiling fans. Clean is the cheapest renovation there is.
- Neutralize boldly personal spaces. A coat of warm neutral paint on a loud accent wall pays for itself almost every time.
- Tackle curb appeal for real. Fresh pine straw or mulch, trimmed shrubs, a pressure-washed drive, a new doormat and door hardware. In our Mississippi humidity, don't skip washing the siding.
- Gather your paperwork. Survey, appliance manuals, service records, any warranty that transfers. Buyers love a seller with receipts.
30 Days Out: Set the Stage
- Stage the rooms that sell: living room, kitchen, primary bedroom. Less furniture, more light, nothing on the fridge.
- Let the light in. Open every blind, swap dim bulbs to a consistent warm white, and the whole house photographs better.
- Plan for pets and showings. Where will the dog go on short notice? Flexible showings sell houses.
- Price it with data, not hope. This is where we sit down together and look at what's actually closing in your neighborhood — not what your neighbor is asking, but what buyers are paying.
What About Big Renovations?
Usually, don't. A full kitchen remodel rarely returns its cost at closing in our market. Paint, lighting, hardware and deep cleaning return far more per dollar. Before you spend thousands, let me look — I'll tell you plainly what the market will and won't pay you back for.
Frequently Asked Questions
When is the best time to list in the Jackson Metro?
Spring and early summer bring the most buyers, but well-priced homes sell year-round here — and fall and winter buyers tend to be serious ones. Your best timing depends on your next move, so let's talk through it.
Do I need a pre-listing inspection?
Not always, but for older homes it can prevent surprises at the negotiating table. We'll decide together based on your home's age and history.
What does it cost to work with you as a seller?
Commission is discussed up front, in writing, before we sign anything — no surprises. The walk-through and pricing analysis cost you nothing.
How do I get started?
Invite me over. We'll walk your home, I'll give you the honest list, and you'll leave with a plan — whether you sell this spring or in two years.
